We can’t cover the world housing market, or even the US housing market, there are only local housing markets. With interest rates at record lows, the stock market at record highs, is that good news or bad news for the housing market? With the number of jobs up over the last 7 years that should be a positive for housing. But why are we seeing more apartment buildings than housing developments being built?

     Our guest is Michael Orr Founder of the Cromford Report in 2008. Until recently it was 1 of the top 2 sources for the Phoenix Real Estate market. Since his departure from his position as Director of the Real Estate Center at Arizona State University, it is THE source for that information. Regular listeners may recall his predictions on the housing market bottom, the rapid rise, and the plateau in prices starting late in 2013 happened just as he stated. When he joined us in May 2015 he assured us the housing market and price appreciation would be strong in the near future, which also has been true.

        Asset Based Lending – Real Estate – The Wealth DNA radio show is dedicated to helping you increase your wealth, as well as educating savers & investors. During this show we’ll continue our series on collateral based lending, by providing an overview of the topic and focusing on real estate as one of the most common and widely used forms of Asset Based Lending. You probably have or had a mortgage on 1 or more of properties, so you can easily relate to the Borrower in such a transaction. But we’ll suggest you to sit on the other side of the desk as the Lender and help you realize there is also a 3rd side of the transaction, that is just as important as the Borrower & Lender.

 

        As we heard in our last show, Asset Based Lenders tend to specialize in certain types or categories of assets that their accept as collateral for their loans. For this show we decided to invite someone who is both an investor and is involved with real estate lending on a daily basis. He did his 1st asset based loan more than 40 years ago, and has created an income stream for life … which we refer to as the Financial Holy Grail. Are you curious who we’ve invited? The alternatives were already confusing, and at the end of 2015 the US government decided it might be fun to add more confusion through April 30, 2016. As if filing Estate, Partnership & Personal income taxes wasn’t already enough to deal with in April!
